At present, nearly 50% of all the properties that are selling in Sonoma County are what we call distressed sales, that is, the sellers are in financial difficulties. These fall into two categories and if you are planning to buy, it’s important to understand how this type of real estate works.
REOs: An REO (Real Estate Owned) is a foreclosure, a property which the bank has foreclosed on and now owns. The bank is the seller.
A Short Sale is a property which an owner still owns but which is being sold for less than the value of their mortgage.
